Common Defects
The gallery on this page shows common defects found in houses that the current occupants had not spotted when they bought the properties. These are all the reasons you should commission a Home Condition Survey before you purchase a property.
Rising DampRising Damp due to ground level too high in relation to the damp proof course | Structural ProblemPicture shows a crack that tells us the whole bay area is parting from the building. | | Balanced flue to boilerThis looks fine, but if a CORGI installer inspected it, he would condemn it as it does not meet current building regulations because it is too close to the plastic drainpipe. | Boiler FlueThis is a boiler flue that also does not comply with current building regulations. It should have a bird protector on top. To stop birds nesting and blocking the flue. | | Roof problemsA house built in the 1970's. There is no lateral support to the roof and so it could collapse. | Damp in bathroomWe found damp patches in the bathroom with our moisture meter, on our external inspection we found large holes around the window frame. | | Dangerous glazingNice fully glazed built in wardrobes. Until your small child runs into them. They are not made of safety glass and so are a serious health and safety hazard. | Self builtThe roof over this porch is bowing which means it has either been built incorrectly or something is failing. It alerted us to the fact that the whole porch extension was poorly constructed, it had no cavity so offered poor insulation and had no damp proof course. | | LeakThis picture show a continuous drip from the overflow pipe to the boiler in a topfloor flat. We were inspecting the flat below. Would you worry? You should, this could affect your property by soaking through the wall possibly. It needs to be fixed and all it needs is an adjustment on the boiler. | Water penetrationWould you spot this on your viewing of a property? If you did would you worry about a little bit of missing mortar. Well driving rain would penetrate this easily and could cause all sorts of problems. But it is easily fixed, preferably before you buy. | | | | |
There are many more examples we find on a regular basis on old and new property. So whether you are buying a new property or one 100 years old a Snagging Report or Condition Survey will pay dividends in saving you money and in putting your mind at rest knowing exactly what condition the property is in.
